FAQS

Am I obligated to pay a buyer agent commission if an agent brings a buyer and submits an offer?

Yes, your home will be listed on the MLS. If an agent sees a listing and brings a buyer, you must pay the buyer's agent commission if you accept the offer. You decide how much commission to offer as a part of the listing process. The commission you're willing to pay is stated on the MLS listing. It is NOT negotiated on an agent by agent basis. We recommend offering a commission between 2.5% and 3% since your listing will be competing with other for agent's attention

How are property showings scheduled?

For homes listed on the MLS, buyer agents will contact you and request a showing. You'll want to leave your key in a lockbox if you're busy at the time. For security purposes, do a quick internet search to verify that they are an agent prior to giving out the combination to the lockbox. keep all valuables locked up and/or hidden from sight. 

How long does it take for my listing to show up on third-party sites like Zillow and Trulia?

Once the process of listing on your local MLS is complete, the syndication from the MLS to third party sites like Zillow®, and Realtor.com®, occurs. We cannot control when our partner sites pick up our data feed to complete listing syndication. The important thing to note here is that it is not immediate, but your usually start seeing your listing on other sites in 2-3 days. 

It has been two business days and I still don't have an email from the broker. What happened?

On occasion, some of our customers will experience problems receiving the initial email from out network brokers who handle our MLS listings. This is, unfortunately, a problem that is beyond our control due to the different ways that email services like Gmail, Outlook, and others process email. If you do not receive an email from the broker within two full business days, please check your junk mail folder, If you still do not see it. please contact us immediately at 888-400-1718

What if I find a Buyer myself? Do I pay any commissions?

No commissions are owned if you find the buyer. 

When will I be contacted by the partner real estate agent,?

You should be contacted by the agent within 2 business days to begin the MLS listing process. The agent will ask you to complete some additional paperwork and provide photos in some cases. Since the MLS laws and processes vary by region, it can be somewhat cumbersome depending on the requirements. It is important that you complete this information quickly since the syndication to other third-party sites will be driven by the MLS listing.
